Student housing turnover at a glance
- Location: East Lansing, Michigan
- Property: 189-unit student housing community
- Timeline: Three weeks in August
- Work: Apartment turn cleaning with carpet cleaning coordinated in the turnover schedule
- Relationship: Second consecutive annual turn for the property
One deadline across 189 apartments
Student housing turns compress a large amount of work into the window between move-out and the arrival of the next residents. The property management team needed a coordinated plan for unit assignments, cleaning progress, carpet scheduling, and final reviews while the move-in date remained fixed.
The goal was to keep the schedule moving and help reduce missed details, unnecessary return visits, and cleanliness concerns at move-in. Those were project priorities; the unit count and completion window are the outcome reported here.
How WGCS approached the turn
WGCS organized cleaning teams and unit assignments around the property’s turnover schedule. The work covered move-in/move-out cleaning throughout the 189-unit community, with carpet cleaning incorporated into the project plan. Kitchens, bathrooms, floors, appliances, cabinets, fixtures, baseboards, and other visible details were addressed according to each unit’s approved scope.
Progress tracking and final quality reviews helped the team identify remaining work before units moved toward inspection and resident arrival. A large turn depends on clear assignments and communication as much as hands-on cleaning.
189 units completed in three weeks
By the end of the three-week August turn period, WGCS had completed the scheduled cleaning across all 189 units in preparation for incoming residents. This was the second year the property management firm selected WGCS for the project. According to the property team, WGCS was the first cleaning company it invited back after a first-year turn.
That return matters to us. A property manager needs a cleaning team that understands the deadline, follows the agreed scope, communicates progress, and gets the work done.
From a large apartment turn to one front door
The same planning principles apply when a landlord, homeowner, renter, or real estate professional needs one empty home ready for its next occupant. WGCS offers residential move-in/move-out cleaning alongside customized commercial and multifamily cleaning.
